As Employer's Agent we undertake a mix of roles. This will depend on the specific project and client requirements. We are flexible and will provide a bespoke service to suit your specific needs.
We provide this service typically in situations where a client wants to procure a new building which is not complex or could be a duplicate of a previous design where a Design & Build procurement route has been selected.
Design & Build procurement offers some advantages to clients at the start of a project, for example - a quick start on site. If your building is complex, or you may be looking for flexibility or additional design development, then D&B may not be the most suitable option.
We understand the need for good communication and because we provide many of the roles in a design team we can ensure that your needs are fully understood and your expectations are met or exceeded.
Our trademark collaborative approach encourages stakeholders to take responsibility of any issues. We will also support stakeholders where appropriate although at the end of the day we fully understand the need to ensure that the client's objectives are met.
- Feasibility studies, reports and advice.
- Preparation of Employer's Requirements documentation and scope.
- Chairing meetings as Clients representative.
- Selecting and appointing design team.
- Programme establishment and monitoring.
- Risk Registers and client reporting.
- Contract Administration and advice on conflict avoidance / ADR.
- Instructions in respect of expenditure of provisional sums.
- Interim payment Certificates for valuations of works and materials on and off site.
- Instructions in respect of variations or changes and the like
- Non-completion or conformance Certificates.
- Certificates of Practical Completion and preparation of snagging lists.
- Certificates of Making Good Defects at end of defects liability period or at completion of defects.
- Planning and managing hand-over.
- Liaison, selection and appointment of FM company where appropriate.
- Final Payment Certificate after agreement of Final Statement of Account with contractor and certificate at end of Defects Liability Period.
- Costs and expense properly incurred by the Employer should either party determine the contract.
